Minutes
November 15, 2011

A meeting of interested homeowners was held at the home of Mat and Hal Ellison on Nov 15, 2011 as published by letter sent on Nov 1, 2011 to all 89 households in Bradford Place subdivision.

It was determined that the Bradford Place Homeowners Association has been inactive, but should be revived and continued.

The following officers were named unanimously:  Jeff Houston, 125 Bennington Pointe, President; Hal Ellison, 112 Greenbriar Drive, Vice President and Secretary; David Shannon, 100 Bennington Pointe, Treasurer.

David Shannon was authorized to open a bank account as Treasurer for the purposes of collecting and depositing funds of the Association, and issuing checks for payment of authorized expenses.  We will be starting off with a zero balance at this point.  He reported that the November invoicing had produced 20 checks for $60 each totaling $1,200 in payment of Association dues for calendar year 2011.

It was reported that the water sprinkler system had not worked at either entrance for some years.  Further, that major plants were now mature and are surviving ok without the expense of automatic watering.  It was determined that we should discontinue Bear Creek water service, saving some $21 per month or $252 per year.  David Shannon stated that he had weeded and placed mulch and pansies at the main entrance.

It was also reported that the light timers were not working at either entrance and that David Shannon would get someone to look into the advisability of repair or replacement of timers and fixtures.

We do not have enough funds to take care of maintaining annual landscaping at the entrances at this point.  Hal Ellison will look into the possibility of city assistance.

It was agreed that the officers would meet again when and where needed upon notice, and various activities should be published in the Bradford Place Madison blog.

You will note that there are 90 lots, but only 89 houses. One house is occupying two lots.
