Bradford Place Home Owner Association Minutes

October 24, 2016

Location:  Home of Hal and Mat Ellison    112 Greenbriar Drive

Attending:  Ten homeowners

Notice of meeting was sent out by mail.

Treasurer Report:

              Previous balance:            $4,171

              Expenditures:                - $1,827  Entrance landscape maintenance, utilities, and seasonal                                                                            decorations.

              Dues Income to date:     $3,660

              Current Balance:             $6,004

Past year activities:

              Cook out at home of Greg and Gretchen Mahon at West Bradford Place cul-de-sac well attended, and pictures were placed on the net at the Bradford Place site on Facebook.com

              Two new fences, resolution of Side Yard violation by city, and it was noted that two new swimming pools have been built in the neighborhood.

New Business:

              Another cookout was planned for May 5, 2017 at the Greg and Gretchen Mahon home at the West Bradford Place cul-de-sac again.  A planning meeting was suggested for Feb/March for planning.

              James Chisolm recommended that we create a home owner list with names and telephone numbers so that assistance could be given to home owners if needed.  Mat Ellison and Barbara Jochimsen would coordinate to produce the list.

              Dues discussion resulted in keeping the dues at $60 per year with the fund balance being reserved for future fence repair and long term sign replacement.  A discussion was held on the responsibility for maintenance or removal of Bradford Pear trees at the eastern most entrance to Bradford Place.  It was determined that the trees were located outside of the 50 foot city Right-of-Way, and there was no designation of this area in the prior Covenants (now expired), so the BPHOA is not responsible for maintenance or removal of these trees, they are on homeowner property and would be their responsibility.

Election of Officers for 2017:

              The same officers were elected to continue by acclimation.
