BPHOA Minutes of 11-18-2014

BPHOA Minutes

The meeting was held at 7:00 PM at the Open House of Hal and Mat Ellison on 11-18-2014 as announced by letter mailed to all residents one week before the meeting.

Attendance:  There were six homeowners present.

Treasurer Report:
$2,010  Balance from previous year as of 11-18-2014
$3,525  Dues collected (11-20-13 to 2-10-14) from 53 households
$2,177  Expenses for the past year (from 12-7-13 through 11-10-14) landscaping and electricity
$3,525  Current Balance in bank account (as of 11-18-14)

Old Business:

Tax Report:  Treasurer David Shannon continues to look into filing a tax report for the association.
Covenants:  President Jeff Houston reported that he will continue to look into the creation of new covenants to replace those that had expired.  Vice President Hal Ellison reported that the city does not provide a service to homeowner associations to assist them in developing covenants.  He further reported that the city already has a comprehensive Zoning Ordinance, which can be used to call on the city for typical homeowner association and covenant protection.  It was determined that we would like for President Houston to continue to look into the matter for the BPHOA.

The existing covenants can be found at:

Hoy Road fence damage:  It was noted that the fence on Hoy Road that was damaged by car accident near the subdivision west entrance has been repaired by the owner of that property, and the BPHOA did not have to get involved.

Future Meetings:  It was previously suggested that we hold monthly or quarterly meetings, but due to lack of interest, there have been no such meetings held.

Variance:  It was reported that the Variance request for encroachment into the Rear and Side Yard by the homeowner at 112 Woodland Drive was denied by the city after a Public Hearing by the Planning Commission and a decision by the Board of Aldermen.

New Business:

Next Meeting:  It was decided that the next BPHOA meeting should be held on Monday, March 16, 2015 by Open House at the home of Hal and Mat Ellison at 112 Greenbriar Drive for the purposes of election of officers and as a follow up notice on the collection of dues for 2014.

The minutes of this meeting will be posted on the Bradford Place Madison website at:

Respectfully submitted,

Hal Ellison
Vice President and Secretary
